Waterford Retirement Residence

CSL constructed a 96,000 SF, 4- storey, 128 unit retirement residence with a below-grade service tunnel connecting the new building to an adjacent Chartwell property. The project began with earthworks and foundation construction for the full one storey below grade and service tunnel. The basement footprint contains tenant storage spaces, mechanical and electrical rooms, garbage rooms, elevator access, and other amenity spaces including a full commercial kitchen. The facility used a combination of structural steel and concrete for the structure to the underside of the 2nd floor, and then predominantly cold-formed steel studs for support of the 3rd floor, 4th floor, and the roof. The floors and roof deck are constructed with hollow-core pre-cast concrete. The building exterior uses a combination of brick masonry veneer, EIFS, and precast, over cold-formed steel stud exterior walls; vinyl windows were used for the resident suites, while a combination of double-sized vinyl and aluminum window systems were used for the public and staff areas, allowing ample natural light to fill the spaces.
